Estate agents adopt AI platform for lead generation


Estate and lettings agents are deploying AI-powered platforms to capture property enquiries outside traditional office hours, as buyer search behaviour shifts from search engines to AI assistants.

Jaiyn.ai, a conversational AI platform targeting small and medium-sized agencies, has launched with pricing set at £50 per month plus VAT. The service includes 10,000 conversation credits and operates without long-term contracts.

The platform creates AI assistants trained on individual agency data, including property listings, brochures, and pricing information. The system qualifies potential buyers by collecting information on budget, location preferences, timelines, and chain status, and can schedule property viewings autonomously.

AI discovery infrastructure

The service addresses a technical challenge facing agencies as property searches increasingly occur through AI assistants such as ChatGPT, Claude, and Perplexity rather than traditional search engines. Jaiyn generates machine-readable files designed to make agency information accessible to AI systems that research and recommend businesses.

According to the company, most agency websites lack the structured data required for AI crawlers to process their information effectively. This shift in search behaviour mirrors broader changes in how consumers interact with property services, as digital channels reshape traditional business models.

The platform’s architecture allows AI assistants to query available properties and book viewings directly without users visiting agency websites. Integration requires agencies to upload existing marketing materials and add a code snippet to their websites.

Market implications

The deployment of AI-powered lead capture systems reflects growing pressure on independent agencies to maintain competitiveness against larger operators with greater technology budgets. The service provides omnichannel deployment across websites, email, social media, and print materials from a single setup.

While regulatory changes continue to affect property market operations, technology adoption represents a separate challenge for agencies seeking to capture leads from evolving search channels.

The platform operates on a monthly subscription basis with no minimum commitment period. Agencies can cancel at any time, positioning the service as a low-risk technology trial for smaller operations.

The company states that onboarding typically completes within one session, though actual deployment timelines will vary based on individual agency requirements and existing systems.
