Luxury Market Snapshot: Provincetown, MA


Provincetown, Massachusetts, sits at the very tip of Cape Cod, inside the Barnstable Town metropolitan area which is identical to Barnstable County. Provincetown is a historic coastal resort town, entirely comprised of the 02657 ZIP code, with a rich history that stretches even beyond the U.S. 250 anniversary. Provincetown has Native American roots, saw the Mayflower’s first landfall, and experienced British blockades during the American Revolution. A fishing and whaling economy built by Portuguese immigrants, this community is one of the oldest art colonies in the country and much more.

Provincetown is also small, and effectively finished expanding. The Cape Cod Commission puts 79% of the town’s zoned area under conservation, a direct consequence of how much of Provincetown sits inside the Cape Cod National Seashore, leaving just 18% zoned residential. 

Priced Like Nowhere Else on the Cape

In terms of price per square foot, Provincetown is the most expensive ZIP code in Barnstable County with a median price per square foot of $1,480. The next highest among ZIP codes with at least 10 active listings, is Chatham at $960, meaning Provincetown carries a 54% premium over the runner-up and commands 2.6 times the metro-wide figure of $566. 

There were 86 active listings in Provincetown in August 2026, with a median listing price of $1,565,000. The median first crossed the million-dollar mark in August 2021, shortly after prices began surging across much of the country, and peaked in June 2024 at $1,975,000. The current median sits about 21% below that high, but it is up 13.9% year over year, while the median across the broader Barnstable Town market fell 2.8% over the same stretch.

Provincetown’s median runs 74% above the metro, and the entry point into the top 10% comes in around $3.5 million, close to the metro’s $3.4 million. Where the two separate is how far each market stretches above its own middle. In Provincetown, the luxury threshold sits a little over twice the median. Across the metro, it is closer to four times. It is a market where roughly seven of every ten listings clear $1 million, and the ceiling stays within sight of the floor.

 

Second-Largest ZIP on the Cape

Provincetown has roughly 3,700 year-round residents, but can get up to 60,000 during peak summer months. The beach town carries a notable share of Barnstable County’s for-sale inventory. Its 86 listings trail only Mashpee (108 listings) among county ZIP codes, and account for about 8% of all listings countywide.

Provincetown ranks fourth in median listing price among county ZIP codes with at least 10 listings, behind Chatham, Osterville, and Orleans. However, it comes in first for million dollar listings. With 62 million-dollar listings, Provincetown has more than any other ZIP code in Barnstable County, roughly one of every eight in the entire county. Chatham and Falmouth carry higher million-dollar shares, but neither offers the depth Provincetown does at that price point.

Listings also move more slowly here. The median days on market are 89, slower than the metro level of 60 and consistent with a market where the buyer pool is national and seasonal rather than local and year-round.

An LGBTQ Landmark

Provincetown’s identity as one of the country’s foremost LGBTQ destinations is inseparable from its housing market. It has built a buyer pool that arrives with intent. The market is popular for second-home owners, guesthouse operators, and eventual retirees who choose Provincetown for what it is rather than for what it costs. Events like Provincetown Pride in June, Bear Week in July, Carnival Week in August, Women’s Week in October, and many other keep celebrations and visits active well past Labor Day, supporting the guesthouse and short-term rental economy that underpins a meaningful share of its housing stock. 

The result is a demand base that has proven durable through rate cycles. Provincetown’s median listing price has climbed 161% over the past decade, from $599,000 in August 2016, while the metro median rose 64% over the same period. The premium over the surrounding market has widened from 9% to 74% in ten years.

The Takeaway

Provincetown is a market where the ordinary rules of the surrounding metro do not apply. Three quarters of its land is permanently off the table, its typical listing is small and expensive, and its buyer pool is drawn from a regional base with reasons to be there outside of commuting distance or school districts. Prices have cooled from their 2024 high, but the per-square-foot figure, the million-dollar count, and the widening premium over the rest of Cape Cod all point to a market that remains relatively in-demand. 

 

Methodology

All data in this report is sourced from Realtor.com® listing trends as of March 2026, reflecting active inventory of existing homes, including single-family residences, condos, townhomes, row homes, and co-ops. Listings reflect only those provided by  MLS platforms to Realtor.com through a listing feed. New-construction listings are excluded unless actively listed on participating MLSs.

Luxury segmentation is based on market-specific price percentiles, with the 90th percentile representing entry-level luxury, the 95th percentile marking high-end luxury, and the 99th percentile indicating ultraluxury. All calculations are based on listing prices, not final sales prices.

Metropolitan and micropolitan areas are defined using the Office of Management and Budget’s OMB-2023 delineations, with Claritas 2025 household estimates used for relative comparisons. Where appropriate, we limited analysis to metros or micros with a minimum threshold of active million-dollar listings on average over the past year to ensure meaningful comparisons.

Historical listing trend data extends to July 2016, but year-over-year comparisons in this report use March 2025 as the baseline.
